ANVR

OUT! Travel is a member of the Dutch Association of Travel Agents and Tour Operators (ANVR). In collaboration with the Dutch Consumers' Association and Social Economic Council conditions were formulated. The conditions concern items as reservations procedure, payments, modifications, cancellations, liability, guarantees and complaints. The reservations procedure is defined in particular through the external reviewed ANVR-Internet code of practice and with possibly disputes with the customer is OUT! Travel (and with that you as a holiday home owner) committed to the judgement of the Committee on Travel Disputes. The ANVR guarantees the fulfilment of a commission-judgement by her members.

Because (private) holiday home owners can be insufficiently insured concerning the liability of the holiday maker (for example claims concerning legionella infection and the discrepancy between service and 'business' rendering of service), the ANVR obliges touroperators such as OUT! to insure themselves against claims from customers.

SGR-membership

OUT! Travel is also a member of the Foundation for Guaranteeing Travel Funds. An important certainty for the holiday maker and holiday home owner. SGR-members have to meet the demands regarding solvability and liquidity. In addition are the payments from clients to OUT! insured by the SGR. Holiday makers can make payments to SGR-members with confidence.

Insurances

You will receive from OUT!, as a ANVR-/SGR/.travel member only fully insured customers concerning the possible damage of your holiday accommodation. The regular liability insurance will not pay out for damages to rental accommodations. OUT! will deal with possibly damage claims.
When your personal liability insurance regarding the customer has a deficieny (for example legionella infection claims) the above mentioned OUT!-touroperator insurance will come into the picture. Obviously OUT! offers her holiday makers a wide scale of cancellation- and travel insurances. See Insurance. As a holiday owner you respond to a professional market approach and you will receive a good informed customer.

Duration of the working agreement

A working agreement with OUT! is for a duration of minimum one year (duration catalogue/promotion campaign). Preferably OUT! will promote an accommodation from 1 december to 30 november for stays in that and the following period. In that case OUT! is able to promote effectively during the whole year and there's no chance bookings stagnate by the transition to the next booking season. You can subscribe by OUT! at any time. You will participate in the first complete booking season and in consultation we will start at the first opportunity in the current season.
If the working agreement is not terminated three months before the end date, the term will automatically be prolongued with the previous duration. This is related to the current promotion investments (budgeting, holiday home catalogue, advertising, actions regarding affiliates etc.)

Shared reservation planning

For OUT! Travel it is essential to be able to offer your accommodation without restriction. The reservation planning of your accommodation will be available real time (24/7) on the OUT!-website. When you as a holiday home owner, the OUT-reservations employee or the OUT!-website visitor wants to make a reservation, the following applies: the person who makes the reservation first will have the reservation. The party who with regard to a certain period has received a reservations code, has legitimate claim to this period.

The 'free periods' on a updated planning determines for OUT! and her affiliates the promotion-efforts. In unreliable plannings will not be invested.

Private touristic occupation and taking own commercial touristic reservations are allowed without restriction for you as a holiday home owner, but are only definate after you have blocked our shared reservation planning on www.out.travel! Limit your bookings to touristic reservations (maximum 3 weeks per reservation). You will receive from OUT! Travel a direct login for your planning management on www.out.travel (see also Working method OUT! and Out!fors-PlanOffice).

Rental prices

If you will work together with OUT! Travel we have as a condition that your rental prices are our rental prices. Otherwise we will soon notice this in the amount of bookings and we will not build a customer file where you as holiday home owners can benefit from.

OUT! advises you to use the OUT!-price structures. The standard OUT!-price structures underlies 10 years of bookings statistics and are always fine tuned for your region, the best possible occupation and based on (school)holiday periods.
With mutual consultation we will define the best possible price.

Costs for the cooperation

It is important that a private booking for the accommodation provider himself or a booking through OUT! will have the same rental price. The height (%) of the commission depends of the expected result for OUT! Travel and the required promotion efforts. The commission varies from 15% to 35% of the rent (excluding the additional costs such as cleaning, linen, energy).

From the mentioned commission OUT! Travel will pay the promotion costs (catalogue, internet placement, advertisement campaigns, rewards for webpartners and travel agencies etc) and insure the accommodation providers liability towards the customer (confirm ANVR-condition).
The percentage of the commission is determined by the type of accommodation (for example groupsaccommodation vs mobile homes, luxury vs simple, one or more accommodations?), the location of the accommodation, the price, but also the availability (winter- or summerdestination, do you take your own bookings?, do you work with a local agency?, etc.).

Please note, the percentage of the commission forms the OUT!-promotionbudget for your accommodation and provides with that the to gain result. Ofcourse on a 'no cure, no pay' basis'!

Quality requirements of your accommodation(s)

Ofcourse we expect that your accommodation will meet at least the basic quality- and safety requirements. On the other hand, your accommodation will not have to be luxury, also simple accommodations are very welcome. Please make sure your accommodation meets the required regulation (for example fire safety). Further more your accommodation needs to be suitable for touristic rental, for example because of the location or the facilities (playground, recreation area, sauna, swimmingpool, etc). OUT! Travel accommodations are equipped to such a degree that customers (if necessary) only have to bring linen.

As soon as we have decided to work together we will visit you and your accommodation(s) to inspect, classify, take photographs and a film. We will have the chance for a acquaintance, questions and/or an advise.
